1 Year Coverage

Once you close, you'll begin the Summit Homes Customer Care Program for the first year you live in your home. This program covers faulty workmanship and material but does not include any cosmetic items. Summit Homes warrant that the construction of the home is as defined in the NAHB Residential Construction Performance Guidelines, Consumer Reference, Fifth Edition. Around the 11-month time frame, you will be contacted by your Project Manager to schedule an appointment to review a list of warrantable items with you to verify everything is in working order. Ensuring that your home is still performing as it should throughout the first year. Please review the warranty book for details.

2 Year Distribution System Coverage

Summit Homes also provides a limited warranty to distribution systems in your home for two full years from your closing date. The 2-year Distribution Systems Warranty by Summit Homes covers the repair or replacement of the distribution systems, including Plumbing, Electrical, and HVAC, as defined in the 2-page Attachment-F in your contract, named 2-Year Distribution Systems Coverage. This does not include the device fixtures or appliances connected to the distribution systems, which may be covered by manufacture warranties. Covered items include leaking or burst pipes, clogs caused by a construction material or installation deficiency, leaking refrigerant lines, separated or unattached ductwork, and failure of wiring to carry the designed load that are alerted to the Customer Care department in writing within the 2-year coverage period.

NOTE: Because of your 1 and 2-year coverage, we recommend contacting Customer Care for any plumbing, electrical, HVAC, irrigation, or appliance questions before contacting an outside service provider. This allows us to review the matter at hand and determine if it’s a warrantable item. If you opt to consult with an outside service provider for repairs, this could void your home’s warranty. If you opt to consult with an outside service provider for repairs, this could void your home’s warranty, will be at your expense, and will not be reimbursed by Summit Homes.

10 Year Structural Coverage

Summit Homes has registered your house with 2-10 Home Buyers Warranty. The industry-leading 10-year insurance-backed, new construction structural warranty covered by 2-10 HBW, covers qualified physical damage or defects to load-bearing elements of a new construction home. A copy of the 2-10 HBW can be found at the end of the NHO Packet and it will be provided to you at your closing. You will also receive more information in the mail after you close on your new home.
